Exterior Painting --
Commercial, Multi-family and Residential
The exterior of any surface is guaranteed a longer life if regular maintenance, as painting, is kept up. When painting the exterior of a surface, keep in mind that temperature, preparation and type of paint will all affect how well the paint adheres and the durability of it.
Temperature and weather conditions determine the time of year and day the paint can should applied. Ideal painting temperatures are above 50 degrees Fahrenheit, day or night, to insure better coverage. Paint can dry too fast in the sun, causing it not to adhere completely to the surface. To avoid this happening, paint in shaded areas for better results. Delay painting if there is any chance of rain while the paint is drying.
Preparation is beneficial in achieving a long lasting coverage of paint. Pressure washing the surface first removes any build up dirt or mildew, which can keep paint from adhering to any surface. Once the surface is clean, loose paint can be scraped and sanded and any bare wood or metal showing should be primed at this time. Last of all, caulk and spackle any cracks or holes that are left. After the surface has been prepped properly the paint can be applied by roller, brush, or spraying.
The exterior of a house or building should be painted every 3-5 years to reinsure the appearance and durability of the paint. Mildew and exposed wood can lead to serious problems, but by painting regularly, these problems are less likely to occur. Like anything else, as long as you regularly maintain the paint, the exterior will last a lifetime.
